At United Appraisal Solutions (UAS), our company was established on the principle of providing the highest quality evaluations to the Real Estate market. We are a full-service Appraisal Management Company (AMC) that leverages our extensive, carefully selected network of appraisers to efficiently and effectively deliver the quality reports and customer service our clients expect.
To ensure we deliver on our promise, we require that each appraiser abides by the following conditions of conduct.
Compliance. UAS is a professional appraisal company. As such, we follow all rules of compliance in the states in which we do business. Please report any compliance violations to our leadership team. Each report will be thoroughly investigated.
Understand the Request. Our clients are unique, and so are their requests. Our team at UAS will do our best to ensure you are made fully aware of each client request, but we will ask that you take the time to ensure you understand it before accepting the order. By accepting the order, you are stating you have read and understood what is expected of you.
Communication. Communication is the cornerstone of our business, and it is embedded in all of our processes. We are your partner and are here to support you any way that we can. Please communicate any issues to us so we can assist. If you can’t get a report in on time, have difficulty accessing a property, or have any general issues/concerns, please let us know as soon as you can.
Commitments. Honor your commitments. In the event you are unable to keep your appointment, will be late, or need to reschedule, please provide all contacts with plenty of advance notice.
Professional and Friendly. Our request is simple; please be respectful, professional, and friendly to all parties, at all times. Professionalism includes being on time, being dressed appropriately and informing the contact of any additional parties that may be with you when you are conducting your inspection.
What you will need…
- Resume – A current resume
- Errors and Omissions (E&O) – Minimum $300,000 aggregate
- Current License – Appraisers must be a certified residential or certified in order to perform full appraisal work. UAS verifies all appraiser standings with the licensing board.
- Reference and Interview – One reference and one interview by UAS staff member
- Work Samples – Two recent work samples (UAD format)

How are Appraisals assigned?
UAS has partnered with Appraisal Scope for all Appraisal orders. Once an order has been placed, an appraiser will be assigned to that order. The appraiser will receive an email from our automated system to the email address they have on their profile. The appraiser can then review the order and its components to determine if they will accept or decline the order. By accepting the order, you agree to the timeline that was mutually agreed upon.
What if I do not see that you do appraisals in my state?
UAS is constantly expanding into new states, and we welcome any and all applicants. We invite you to submit your information to us for review and consideration.
Does your appraisal management company offer Commercial Appraisals?
At this time, our focus is on Residential Appraisals only, but we will be offering Commercial Appraisals in the very near future. If you are a Commercial Appraiser in the state of our current operations, we invite you to contact us and apply.
What if the request is for an unreasonable Turn Time?
Our appraisers always have the option to Accept, Accept with Conditions, or Decline orders. If the Turn Time appears unreasonable, you can request additional consideration. We will do our best to accommodate your schedule and that of our clients. Ultimately, it will be your choice to accept the order, and all orders must be mutually agreed upon by all parties.
How is your Turn Time based?
Our Turn Time is based on the scheduled appointment. Our expectation, and our clients is that they are contacted within 24 hours. After you have scheduled the appointment, at a time convenient and appropriate to all parties, the report must be submitted back to UAS for review within 48 hours after inspection. If a report is non-standard, additional time may be granted on an individual basis.
I have more than one appraiser in the company. Can I add them all into my profile?
Absolutely! We welcome each of your team members to our team. We do request that you have each appraiser profile setup individually, and they comply and follow the Application Requirements. UAS will work with you and the appraiser to ensure the coverage area is set up appropriately.
What are your fees?
UAS does not dictate appraisal fees. Each appraiser is required to provide their expected rate for each area they serve and for the products they can offer which will be taken into consideration. They are compensated on the agreed amount.
